- Rates are subject to change at any time
and may not be reflected on this or any other web site, printed
material or other medium.
- Rates for holidays and special events
may differ from those listed.
- Holidays and special events include but
are not limited to the following list and may include the
previous and/or following week:
New Years Day, Valentines Day, Presidents Week, Spring Break, Easter, Mother's Day, Memorial
Day, Independence Day, Labor Day, Columbus Day, Thanksgiving,
Christmas.
- Once a deposit is received for a reservation,
the rate for that stay is locked and cannot change.
- Taxes and Fees
- All rates are subject to a 7% Florida Sales Tax and 5.5% Monroe County bed tax
- Smoking
- All of our rentals are non-smoking rentals. We pride ourselves on giving our guests a smoke-free environment.
If you must smoke, please step outside your rental and smoke in the back yard or on the porch. Please use an ash tray for cigarette butts. Do not throw cigarette butts in the back yard or over the fence.
There is a $200.00 additional cleaning fee if we find any trace of smoke in the rental.

- Deposits

- We may require a deposit to secure a room for a reservation. Deposits are 50% or one night's stay, whichever is higher.
- Unlike other accommodations, we do not overbook our rooms. We require a deposit to hold the room in your name.
- An additional security deposit may be required for reservations of 5 people or more.

- Hurricane / Storm Cancellation
policy

No refunds will be given unless:
- The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
- A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
- The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
- Any unused portion of rent from a guest currently registered;
- Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

- Making Reservations
- Reservations are not secure until we receive a deposit.
All quotes are subject to change.
- Payment Options
- Credit Card - We accept VISA, Mastercard, American Express and Discover.
- Minimum Stay
- Minimum stay of 2 nights.
On Holiday weekends and special events, we may require a minimum stay
of longer than two nights.
Minimum stay requirements may be waived at the discretion of management depending on season and availability.
- Parking policy
- The Bahama House: Parking is NOT guaranteed. The driveway at the Bahama House is shared parking for all of the Bahama House rentals.
The driveway is shared parking for all of the units in the Bahama House. If there is room available, you are welcome to park 1 vehicle in the driveway, although parking is not guaranteed. To park your vehicle in the driveway, you must print and clearly display the Bahama house parking pass on your dashboard which you will receive when your reservation is confirmed. This pass is only valid for the dates listed on the pass and only in the driveway at the Bahama house.
Vehicles without the parking pass displayed in the windshield will be towed at the owners expense. If you block someone in and we are not able to contact you to move your vehicle, your vehicle will be towed at your expense. If your party arrives with more than one vehicle, you may only park 1 vehicle in the driveway, even if there is space for more than one vehicle so other guests can park there as well.
The Duncan House: There is 1 designated off street parking spot at the Duncan House. If you arrive with more than 1 vehicle, you must use street parking.
- General Rules
- The Duncan house and the Bahama House are located in residential neighborhoods, please be respectful of our neighbors.
- Do not remove any furniture, linens, towels or kitchenware from the rental units. Any missing or damaged items will be deducted from a security deposit or charged to your credit card on file.
- Any damage to the rental units will be deducted from a security deposit.
- If there is no security deposit or the damages exceed the amount of the security deposit, the guest will be responsible for all repair costs as well as any additional costs incurred, including but not limited to the cost of alternate rentals for other guests.
- Evidence of illegal drugs will result in immediate termination of your reservation. No refunds will be given.
- Trash and Cleaning Policy

- We will provide a clean rental when you arrive, we expect that you will treat our rental with respect and appreciate your help in keeping our rentals clean and in good repair.
- All trash must be placed in plastic bags. If you fill the trash in your rental, there are garbage bins located in the back yard of the Bahama House for you to place your full garbage bags.
- All dishes must be clean at the time of your check out. If there are any dirty dishes, pots or silverware in the rental, you will incur an additional cleaning fee starting at $75.00.
- If there is loose trash in the rental, you will incur an additional cleaning fee starting at $75.00
- We will wash sheets and towels.

- Backyard / Front Porch Policy

- The backyard and front porch is shared space for all of the rentals in the Bahama House.
- Do not move any furniture from the rental units into the backyard.
- If grilling in the backyard, return all cooking implements, dishes and silverware to the rental unit.
- No radios at any time
- No parties
- No baby pools / no beer tubs / no kegs
- All trash and refuse is to be discarded in the appropriate trash receptacles
- Do not litter, do not throw anything over any fence.
- No loud talking after 10:00PM
- No Party Policy
- We have a strict "No Party" policy at the Duncan House and the Bahama House.
No guests may be on the property at any time without prior approval. Your reseveration will be terminated without a refund if:
- Any noise complaint from neighbors or other guests in the Bahama House or Duncan House
- Any complaint received from police or other authority
- Disorderly, disruptive or abusive conduct
- Violating these policies may result in immediate termination of your reservation. No refunds will be given.
